All a termite inspector does is check for evidence of possible infestation. And most of that work is done indoors (mainly around sinks and faucets).

Sounds like the real estate agent screwed up.

When I bought my house that was my responsibility. That's not on the seller.

If its not raining too bad, yes it can be done. That just falls on the inspector wanting to get a little wet to help out a customer in need.

And the inspection of the outside is just as important as the inside, so if its raining bad then it might have to wait.

Realtors do this all of the time BTW. I get plenty of calls from customers in your exact situation. Sometimes I can help them, sometimes I can not.

If you're doing everything online and the realtor is screwing up even the advice he/she is giving you.....what is the point of having a realtor?

I'd put a call into their boss and explain what is going on. My aunt has been a top realtor for years, and hasn't ever directed people to fill out paperwork online. I bought my house last year, and she took care of everything that needed to be done after giving me a list.
