Outdoor areas need a fan from the big arse fan company.

Tankless water heaters.

Under counter lighting.

Climate controlled space for media equipment.

Not sure if you're into this or not, but my wife and I finally installed a masturbation relaxation station in our hobby room. Cheap addition and it is also fun for the kids.

Ceiling fan in the master bath as well as the walk in closet. I don't know how I used to get by without them there.

Someone else said USB on outlets and I agree. Not every outlet but I'd do quite a few. Very handy to have around.

It's glorious. I'm sure just about everyone could add it even in smaller bathrooms. Mine is pretty big but after I saw the benefits I'll never not have one even if I have a small bathroom.

In wall conduits.
When we built in 2005, we ran component cables to wall mounted televisions. That was just before HDMI came out. We did not use conduits and hence do not have HDMI cables to these televisions nor the ability to do that without tearing up some sheetrock. You just never know when things will change and can't assume everything will eventually be wireless.

For just the house its going to cost me around 110/sf. I'm going to sit down and see what we have ran the total up to over the next week.

Basically, you get your house certified as it is being built and it lowers your insurance rates.

Let's them know it isn't a POS, so it isn't going to cost them a bunch of money.
