Obviously, I have no idea where you live or the value of surrounding homes/lots. With that being said, in most places your best bang for your buck resale would be to do it right. Full bath, 1 bedroom (office #1), living area (office #2), and kitchen area (that does not have to have appliances but at least wire/plumb for them).

Well we have two kids who are watched in the house. My wife is already using a spare room as her office. If you add me to the mix, the additional space and separate work environment would be beneficial. 80% of the house is brick, and the house configuration doesn't really allow for an expansion that makes much sense.

If you don't do this, more than likely, in years to come you will be wishing you did.. Might as well go big.

That is really the direction I'm leaning. It started as the idea of just converting a shed. Then seeing the two story "shed" started to expand the idea. And the thought grew to just doing it right and making it a livable space.

I built a 12×20 shed framed out with a 7/12 architectural shingle roof for $2,300. It's big enough for 2 offices and a bathroom if I needed it. You can look at an additional $4-5000 to finish it out with a bathroom.

Hop in the attic and see if there is any way to go up...

It's not what you might consider easy but adding sf off the rolls isn't a bad call either. Easy way to tap HVAC as well.

If nonOTBaller then get an old one or any sprinter. Office + daily driver and you can get drunk and pass out in it comfortably.

Get a small motorhome and use that. Also convenient for quick getaway.

That's framing it out myself, including buying an air compressor and a framing nailer from Harbor Freight along with a few other things.
