BR Area home inspectors

We are purchasing a home and looking at choosing an inspector.

Recommendations?

Here is the list of five we are starting from, also taking other recommendations:

Jim Bohac - Alltell Home Inspection
Kevin Dinkel - Advantage Services
Mike Jordan - Master Home Inspections
Johnny Joyner - HouseCall Inspections
Ron Morrison - Home Inspection LA

I second this, have used him twice as well as many family members and friends. He is very thorough and had some fancy gadgets that I haven't seen other inspectors with. I believe he has also taught many of the other inspectors in the area. He actually just did an inspection for me two weeks ago. You won't regret it.

I'm pretty sure it starts at $325 for for a 1500 SF house and goes up from there. I think it was about $400 for 2100 SF.

NOT Johnny Joiner! Did my inspection 5 years ago and a friends around the same time. He finished my inspection in less than 30 minutes and found no issues. No way he did a thorough inspection on a 50 year old home. Luckily there were no significant issues.
However, on my friends he missed live knob and tube wiring in the attic. It was in a pretty obvious location.
He was more of a salesman than inspector.

Just don't use the one your agent reccomends, this should be obvious but way to many people do this.

Give me half of what you would pay one of them and I will write up a report on the obvious minor issues I can spot with my flashlight (since inspectors aren't structural engineers, licensed HVAC, electricians, or plumbers) and make sure that you sign off on 20 pages of disclosures so you can never sue me for the issues I do miss.

Seriously, their disclosures state that you can not sue them for things "they can't see" which can be loosely interpreted. As long as they write up the obvious issues they are covered. They will throw in a few recommended issues you need to look into to make you feel like you have gotten your moneys worth.

You are better off getting a structural engineer report and getting a local contractor or someone that at least deals with plumbing, electrical, and HVAC issues on a daily basis to walk through the rest.

That's why I suggested Armshaw. He's a contractor that also does inspections.

My opinions of inspectors on this board has long been noted. They are all useless to me, or at least 98% of them are. There are a few good ones but you have to weed through a lot of crap to get those few good ones.

This goes for most Parish code enforcers too.

Brandy Alain- Alain home inspection. Really good guy that I would recommend to anybody.
