Broadmoor is pretty good.

Traffic can clog at school times and with Holy Cross on late Saturday and Sunday. But there are several work arounds. And they police Broadmoor Blvd pretty well, so you don't get a lot of cars screaming through. The side streets off Broadmoor are the best.

There is a Little League Park, a church, two schools, and a fire station. One of the schools has a football field, a track, and a lot of green space that is wide open. Great for dogs. Also, lots of people walk to church and school.

There are some very nice houses in the back on the river. But if you really want high end, go River Raunch. Broadmoor is definitely a mixed income neighborhood.

South Lafayette, is your best bet. But it is growing pretty rapidly and traffic sucks. The number of subdivisions going up in Youngsville/Broussard and South Lafayette is crazy. I'm thinking about selling my place and moving to Breaux Bridge. I'll still be in the country but less traffic and more of a small town living feel.

Youngsville is the best investment with the addition of the new sports park, and new development. That being said,River Ranch is still the nicest.

I love my location. It's in area N.

LINK

If you mouse over a section, a listing of the neighborhoods in that area will appear.

I'd buy in an older neighborhood than River Ranch if I were looking to spend that kind of money. I like the look of the Settlement better.

Particularly now that you can get out on the Academy side.

Personally, I like the E Broussard area.

Nice homes. Bad traffic. But if you look out in that direction, go back on Robley off E Broussard. There are some older subdivisions back there.

do you know anyone that makes maps for a living that can help you?

and my take on the matter.. Broussard/Youngsville are WAY over populated in relation to available road ways.

if the OP will be working in Broussard it's not an issue.

this is definitely true, this thread is filled with posts about all the new neighborhoods in that area but the infrastructure isn't keeping up with that.
