Quick look at Airbnb and there are tons of options in Midtown, Old Fourth Ward, Inman Park, and Virginia Highlands.
I used to live near the place linked above. It's right across the street from bars and restaurants. Great location. 10 minute drive to downtown.

What kind of company do you work for where you can't get a hotel??? The first thing I want to do on work trips is get away from co-workers during off hours. Staying in the same house with them for a week sounds miserable.
We can get hotel rooms, no worries there. The question is what kind of house can we get for $3000 - $5000 for a week instead.

Stay at conference hotel. Any cool house in Va Highland is going to require you to drive and then park, or uber. I'd rather stay at hotel and have my haven to get away from coworkers. If you must hang out with your coworkers, maybe grab dinner and get drinks rather than stocking fridge with steaks?
Steaks are delicous, the idea of grilling a coworkers steak after being in a conference for 8 hours sounds miserable.
Best of luck.
But to answer your question, the best neighborhood close to town is Virginia Highlands IMO, near Piedmont Park. But it's still not downtown...more midtown.

That helps quite a bit
Old fourth ward or west midtown/west side/Ga Tech area are you best bet.
The west midtown/west side are probably has lots, but both regions still have a lot of sketchy places.
Honestly that location is perfect for a hotel.
Other options would be to do something a long the east west marta line.
Maybe Decatur

if he is at the GAWCC, then parking isnt an issue (unless the weekend)

I would just go to craigslist and shack up with a different hooker each night of the conference. Probably safer.
