My cousin bought land in Poplarville MS.. around 80 or 90 acres.. not sure how much he paid, but pretty sure it wasnt much relatively speaking.. less than 90 min from Louis Armstrong airport for when he needs to fly out .. absolutely loves it out there .

Mississippi seems to be some of the cheapest. Probably would by my choice as a Texan (I plan to buy out family land one day. Assuming this doesn’t happen for some reason I would seriously consider moving to Mississippi)

It depends on what you enjoy to do, seasons you enjoy and areas you want to be close to.

If you have family in LA and want to stay close by it's hard to beat MS with Qty and pricing. You can get a ton of land to play on in S Mississippi to play on, you can get some Greta hunting land in the delta.

If you love to deer hunt eastern Oklahoma and western Kentucky have long season, allow rifle hunting and have some of the most impressive whitetail populations in the country.

Texas is an option but I'd be careful with that one. Property taxes are a bitch, land is expensive asf now and it's gonna be a swing state soon.

We looked in the TX hill country about 10 years back and I’m kicking myself for not pulling the trigger. We had young kids and couldn’t drop 100k+

Outside of Blanco by Fredericksburg it was going for 5k an acre in this huge community with the average lot of 15 acres.

Best part is it’s protected wildlife so it’s an Ag exception. $500 a year for property taxes. We went back a month ago to look and that same land is 40-50k an acre.

We are still looking around there. It’s beautiful and the best part is your 30-45 minutes from Austin, San Antonio, New Braunfels, Canyon Lake and Fredericksburg.

The landscape in Texas hill country is breathtaking. It kind of looks like the Serengeti in Africa.

I've been to Deming a bunch of times driving back and forth to San Diego. It's BFE. But a good place for a pit stop driving I-10. The interstate exit has a bunch of fast food restaurants.

I’ve got a 50 acre tract near the la/ms line I’m going to break into 10 acre tracts, it’s on the la side though
