Do you have unprotected sex?

Risk vs. impact...

Think about it...

Pus vs. death. Likelihood.

Irish channel...built when...well deep into lead paint era...

Lay out risk vs. cost to mitigate risk with an inspection....

C'mon, man.

I bought my house without an inspection but I likely know more than the average inspector so it wasn't a big deal. It was also a cash sale so we didn't have to deal it all the bank bullshite, whole process was complete in a couple days.

I wouldn't skip the inspection, because it does become an official report that you can use as a bargaining tool to knock the price down. But I also wouldn't rely on the report to give me a warm feeling that everything in the house is perfect.

The inspector who did our house was recommended by the bank. He was garbage. He missed some very easy things. We had to replace 2 interior door frames because the door jamb was cracked to the point that we couldn't get door knob hardware to fasten properly. I know it's stupid for us to not see that, but how does an inspector miss that!
