Do you really have that much stuff to pay movers?

Get a PODS unit, have them drop it off at your current townhome and pack it up over a week. Then they can pick it up, store it for 2 months while the house is completed, and drop it off at your new place.

In the interim you can rough it with clothes, and a few other essentials.

all of this

If he's been good to you and kept rent down allowing you to save for this home , I gotta be honest. I would feel like you do, which is wanting to help him out.

I agree with loading 99% of your non essential stuff into storage like pods and not unpacking it till you get to your home.

It's not the right answer from a pure dollars and cents standpoint. But it's a small world and karma is real.

Yeah, this is exactly how I feel.

The main reason I would be inclined to do it would be to help out the guy, since you said he's been a great guy. Just for the money..I personally wouldn't, but everyone's money situation is different.

I mean, I'm not rich. Just $1,000 profit would be a nice help to furnish the new place. We need a couch, fridge, and patio furniture.

Its all about what rate I can get on an interim place to stay.

Do y'all know how expensive a PODS thing would be to use and store for 2 months?

He tried to sell it to me, but I'm building my first home and don't really have the capital to buy this as well.

I really wish I did though, it could make some money as a rental.

Look into Residence Inn type places... find out what the rate will be and work out a deal with your landlord.

Tell him that you really want to help him out but the incentive he is giving just isn't enough given the higher rate you will have to pay / moving costs.

I was in a similar situation as y'all last year. We put our 2/1 starter home on the market and had 3 offers in 24 hours and couldn't negotiate a close date that aligned with the completion of our new home that was being renovated. Ended up with a 7 week gap between close date and move in to the new house.

We got the largest Pod and had plenty of room for all our non-essentials, furniture, and washer/dryer. Loaded it up the last week before our close date. Had them store it at their facility for the 2 months. Was $165/mo plus the $75 drop fee IIRC.

We also got a small climate controlled storage unit for that time period for about $60/mo to store some of the more "valuable" things and stuff we could possibly need to access during the two months.

Luckily, we had some very generous friends who allowed us to take up residence in one of their spare bedrooms for the 7 weeks. The PODS unit was the lifesaver, though. We were going to have to load up a moving truck/van anyways and this also allowed us to do it at a more leisurely pace and still only pack/unpack once, despite "moving" twice.

Or even VRBO or AirBnB. You could maybe find a great deal for such a long commitment, and they'd already be furnished so you'd pretty much just need to move clothes and daily essentials. Then just get the PODS until construction is complete for he big stuff.
