Too low an offer?

I'm looking at a house that the owner is asking $137,000. I want to offer $125,000. Is that to low? 1400 sq ft home on half an acre.

Not enough information. What city? What area of the city? Is the home updated? Comps in the area?

Port barre. Partially updated with new floors in kitchen and living room. Appliances stay. Roof, heat, and air 4 years old. Fenced in back yard .

Not trying to be a smart a$$, but the owner will let you know, once your offer is in hand. Seriously, we (and probably you) don't know how motivated he is. Also, you haven't said if it's going to be an all cash offer with very few contingencies or one of my Jag_Warrior offers from the olden days: more weasel clauses than you'd find in a pet store.

If he's motivated and that's not a red hot market, you may be in the ballpark. It doesn't sound insulting anyway.

Anything within 10% off the asking price is likely reasonable.

I want to buy a car. It is listed for $25,000. I want to offer less. I like orange juice but would rather wear tennis shoes.

Any advice is appreciated.

OP, if you're confused by this response, just think about how confused we are trying to decipher an answer for you with so little specific info.

The owner will accept no less than 126,500 including the fence

It's good to have your first offer rejected, it sets the bar. Then work up from there.
If they accept your fist offer you probably paid too much. It's business don't be scared to negotiate.

When we bought a house back in 1997, the asking was $115K I think, we offered $80. YES WAY TOO LOW but it had been on the market for 6 months without an offer. Small town, messy divorce, we figured it couldn't hurt. Went up from there and ended up paying $103K but we were good with that.

Why not try? Especially if it's been on the market awhile with no offers.

Why do you feel 125 is fair? Do you feel strongly about it? If so, then it isn't too low.

Better question is how bad do you want the house because at the end of the day you're talking about a difference in monthly payment of 50-75 bucks between those offers.

Nobody here knows. Property could be worth 75k and your 125k offer would be way too high. Don't assume that the list price necessarily has any relation to market value. The comps, condition, etc will tell you that.

Generally, as a buyer I just say make the low offer, but you should do your homework on the comps if you really want the house. They may say no outright, but likely they will just counter offer if they feel it is too low. There are plenty of other houses to buy.

Research, or and agent can give you the average selling price for similar homes. You probably won't get it much lower than that.
