Question about Price per sq foot on a home

I see a lot of people saying that $100 per sq ft is the minimum to expect to pay to build a new home. What all does this price include? Is that basically from vacant lot to move in what to expect or is there additional cost to budget for?

I don't know the relevance because I live in small town Iowa BUT:

I got a bid for a 1,700 sq ft house with a full basement, plain Jane finishes, nothing fancy....$183/sq ft

That was not including the lot.

Needless to say, I did not move forward.

Most people quote prices that include the house and land. If you already own your land and are talking to a builder they will quote you for the house not including the land. $100sqft for land and house in BR doesn't go far. This price doesn't include any of the additional money you will need to pay in closing for a construction and permanent mortgage.

Land is owned and paid for.

Generally would the price quote include from a builder?

The price usually covers whatever it would take to take it from a vacant lot to house ready to live in. Things like fences, outdoor areas, some appliances (washer, dryer, fridge), extensive landscaping may not be covered, but they could be added.

When you meet your builder you will go over your house plans and talk about what grade of finishing you want and extras that you want. He should come back with a pretty detailed quote that tells you exactly what you are getting and how much is budgeted for various categories.

Thanks that pretty much answered it. Didn't wanna go to a builder sounding like a dumb arse. Was hoping the price included everything except furniture.

How big was the basement, and did you include it in your $/sqft calculation? Or were you building in a ridiculously expensive area?

If full finished basement adds 1500 ft2, you're under $100/ft2, that includes builders profit. If area is high demand, subs may be more expensive pushing price up also. Permits depending on location can destroy a budget.

to be fair, if you go to firm on this $100 benchmark- depending on what you want and where you are - you may still sound like one.

Hey man, this is my ballpark. Usually prices you see on billboards and hear in commercials for on your lot are all done the same. They cover total sqft and do not include site specific items Those are generally dirtwork, utility connections, driveways, or any landscape related items. Those fluctuate so much based on the people's property, example is it a neighborhood that has sewer connections but demands paved driveways rather than a rural plot that needs a septic tank, well, but a rock drive. Going rate right now for nice included features is about $62 per sqft total for a 3000 sqft total under beam (includes porches and garage). Custom items can increase the same house 50k if your wife watches HGTV everyday. But that is nice stuff. Crown in living, dining, and master. 9' base ceilings.

It's rural land in W.Fel parish. Open floor plan and 1500-1700 sq ft.

We aren't completly decided on building vs taking an existing home built mid 90s and adding on. We'll get more square footage and nicer amenities that way but will lose out on having it at our ideal location

If you are totally ignorant, I'd hire someone to design, someone to build and then someone to inspect.

$100 a sq ft assuming u aren't getting raped by GC fee will go a long ways to a nicely dressed home excluding land. Can easily go higher can surely go lower being more basic. Game changers are everywhere w labor deals, getting screwed by subs, shopping supplies, etc

Going rate in Madison, MS (an upscale area) is $102-$110/sf not including land. These are $300-$500k houses. Basically the difference is some people go with scored concrete and builder's grade appliances and some people go with hardwood throughout and nicer appliances.

So we're looking at 1500 sq ft living plus 2 car carport and front and back porches. Open floor plan with concrete floors. Haven't decided on what type siding but would like to go a little more upscale with custom cypress in kitchen with above average appliances. Also will probably go with metal roof. We know that will add a lot to cost but would really like to make it fit.

if you're hiring a contractor and want something kinda nice, i'd expect at least $140/s.f

I work for an architect, and our average house that we design is about $200/s.f. These are very very nice custom homes, mind you. Some are as much as $300/s.f.

The basement was a full 1,700 sq. ft. They do not include basement in square footage up here (assuming that is universal, but not sure). According to contractors, the basement adds $20-$25 per sq. ft. So we were still looking at $160/sq. ft. for the main living space. Just crazy to me.
