Purchase price is $750k.

Would like to be near good restaurants, maybe somewhat close to LSU (although I know the area isn't the best). Basically, not looking to be in the suburbs.

How is the real estate appreciate there? What neighborhoods/areas of town are booming?

Any advice would be appreciated.

Don't you mean the max we can afford is 750k? How do you have a purchase price if you don't even know what neighborhood you are going to live in?

I'd think you should be able to find one of the older homes on the LSU lakes for that or one of the nicer homes in Southdowns near the lakes.

College Town and Webb Park/Steele Place
Old Goodwood
Kleinert/Terrace
Bocage

Depends on what you want--a nice new construction or a real long commute. Tell us more.

If I had $750K to burn, I'd be looking at these houses (based on location, not aesthetics):

shite. after looking, there's not much out there in the good centrally located neighborhoods.

That S Lakeshore house has been one of my favorites for a long time.

Where do you live now? Are you aware of how bad traffic is in the "around lsu" area of town?

I always thought I wanted to live in that area, but when the time came that we could afford a nice house, moving to the highland / old perkins area of town was the best decision we ever made.

Consider looking in that highland road / ccl / Santa Maria area. Can get to anything in Central city BR / lsu area in ~15 min, rarely have traffic head aches and don't have to deal with college kids or residents of the bad areas that surround those neighborhoods when going to the store.

I live off of college drive in south downs. Traffic is bad pretty much only on college.

I can be anywhere in 5-10 min and I don't have a long commute to work.

When you get into the higher price range your neighbors are going to be homeowners as well, not renters.

College / perkins / Acadian / Stanford doesn't have consistent bad traffic? Not sure how this is LOL worthy

College is bad, but not sure why he'd need to use that stretch regularly. There's plenty of other options.

I take Stanford/Acadian daily. The only bit of "traffic" is on Friday's from 2-5 heading away from campus. If I'm needing Stanford during that time I cut through Southdowns to get to Valley.
