I'm about to start building myself. Self contracting. Biggest problem is just locating and controlling subs.

I'm estimating around $115/sqft to build, not including land or site prep, but including driveway and landscaping.

Site prep, driveways, and landscaping can be very expensive. This is about $50k of my costs.

Just received a bid from a GC at $131/sqft living. If I take a deduct and not finish my bonus room, he was over $150/sqft.

Jon who did framing for $3.50/sqft? I'm getting around $5-6. And $11k seems cheap for "a lot of cabinets", depending on what you get (material, ball bearing slides, soft close, full extension, euro hinges, shaker vs raised panel, etc). Everything else appears to be in line with what I'm getting.

I'm just going to post in this thread instead of starting a new one. My wife inherited 10 acres in Folsom and we are looking to build there in the next few years. We don't need anything fancy, my wife and I both like the farmhouse look on the exterior with some type of hardie board siding and black shutters, she wants hardwood floors and a brick fireplace. I would like to add a covered patio off the back of the house where I can put a table and some chairs with a tv mounted, nothing huge but big enough to keep us out of the elements. I go back and forth on self contracting because I have heard in some places it's hard to get a loan without a contractor. We are going to sell our house before we build and will live with my mother in law who has a house on the same property (family land is 40 acres and each child got 10 acres) and I work a 24 on 48 off schedule so I'll be out there almost every day. We also plan on doing the clean up since we will already be out there, as well as the landscaping since my mother in law is a landscaper/horticulturist by trade. Any and all advice/suggestions/dos and don'ts/price estimates would be more than appreciated.

1) My recommendation is do not spend a dime on a set of plans online. Find a builder who has the capability to design the house as well as build it.

2) Porches are considered underbeam, they add a lot to the price of a home for a space you probably wont use that much.

3) Add 10% to what ever your budget is to the house and don't tell your builder or your wife. For Extras.

4) I used Ron Lee Homes in Covington and they were great. Not sure if they will get you out in Folsom but worth the call.

5) Building a home can be a fun process if you know how much money you are going to spend and you trust your builder.

Thank you for the advice my friend. Our property is on Hwy 1078 so it's basically right on the Covington/Folsom line, so I'm gonna check out Ron Lee Homes.

We're building an urban farmhouse style house in Oklahoma for $120/sq ft. This style is fairly simple thus allowing it to be pretty reasonable. The more upgrades you make the more it's going to be.

I work at Cretin Townsend but not in sales. We build all over Folsom. We sell value and customer service. If your not wanting toms of extreme custom features it's worth the trip to Hammond to check it out.

I'm just not sure where some of these prices come from. We built an Acadian/Farmhouse style home for $96 under beam.

3,600 total, 2,600 living, 5 bed/4 bath plus a study, all wood and natural stone floors, quartz counters, 162 linear feet of cabinets, Frigidaire appliances, wolfe range top, plenty of built-ins, indoor and outdoor fireplace, foam insulation in ceiling, net & blown in 2x6 walls.

The contractors markup plus permits, etc the total psf was $110 not counting the lot.

We are building that plan with some slight modifications and an added detached carport/garage next year. Finalizing the plans soon and we will put it out to bid hopefully in January.

Mainly the back door area. Instead of walking into a laundry room, we rearranged it so you walk into a rear hall with a mud bench. We also added a mechanical closet for the HVAC.
We rearranged the master bath a little too. But everything else stayed pretty much the same.

Yeah my wife and I talked about building out a hallway instead of that small back porch entrance. Also we talked about opening up the kitchen by extending the wall by the sink all the way out so it's even with the porch. Not sure if that affects the structural integrity or anything but we would like the kitchen to be a bit more open.

We pay $3.25 but we're also doing about 30 houses a year with the same crew

Anyone have a guess what what would something like 4500 under roof, 2500 living run in Thibodaux? not including sitework, quartz counter tops,11' celings in the kitchen/living, 9' or 10' for the rest, mid level furnishings throughout, self contracting.
