Yes, it's already happening. The LSU development in that area will jumpstart the process though.

They're working on CPRA and Water Campus. They've added some high end retail and Tin Roof is over that way too. Seems like downtown is creeping towards LSU.

If it ever happens where there is nice student housing down there between LSU and downtown it's would be great for the city and LSU. Imagine LSU as truly integrated with the downtown area. Would be fantastic.

It will happen one day....though baton rouge is not a very progressive town...mainly due to an awful city council and terrible mayors...the downtown development district is no bettter....the head of it doesn't even live downtown yet he promotes how great living downtown is....
