New Orleans Short Term Rentals

Anyone here have properties listed on sites other than Airbnb? The city has been cracking down on some bs rules like refusal to allow guest to use a sofa bed(Even in commercial units that far exceed the size of a hotel suite) and its diminshing some of my rentals occupancy rates. Looking at the other sites to supplement but don't know much about them. Any suggestions>

Unless you find some underground site that doesn't care about getting in trouble with the city, not sure what you are able to do.
The city is hell bent on destroying the short term rental market. It's not just an Airbnb thing.

Why? New Orleans is a tourist city, and AiraBnB hasn't hurt cities like Austin or Charleston, etc. Is there some hotel advocacy or something in play?

There is a belief among certain groups that short term rentals are driving housing prices higher, accelerating gentrification and forcing the locals out of their long-term neighborhoods. Landlords decide to move from traditional landlords to short term rental. Forcing out the local renters.
The hotels really don't care about the short term rentals.

They are also hellbent on using one set of rules. For instance I am in a private commercial building in the middle of the CBD. My units are set up like condos and can easily sleep 8-10 yet i'm capped at 4-6 based on the rules they implemented. (6 appears to be the sweet spot for rentals so being capped at four hurts)I get they don't want some guy in the middle of uptown having his living room filled with air mattresses but my unit is no different than a hotel suite and yet that's disallowed.

I'm not really worried about breaking the rules it's more about getting more exposure to diminish the harm done by this retarded city counsel.

I would think if you had a fire marshall certificate saying they can sleep 8-10, I would fight this.

You are missing the point. If they could, they would shut it down completely.

Unfortunately once the city codifies the law into the city code it becomes very difficult to fight.

The companies don’t care about the city. Airbnb has expressly told the city of New Orleans to go frick themselves. They are just sitting back and collecting money so they don’t care.

There is a similar type of place in nashville that I've rented from before that treats their building like its own hotel and rents directly from its website. Might be an option in addition to Air BNB? If you dont mind telling, what building in the CBD is it?

it’s a private building on baronne. We have some commercial offices downstairs with a few condos on top.

i’m looking into that but i haven’t had a chance to see what requirements have to be met to be a hotel. i know i would have to get a zoning exception as hotels are not permitted in my area. There are a bunch of applications for zoning exceptions pending though so this seems to be a common idea. My biggest concern is i believe it requires a staffed lobby.

Here's the crybaby version of why some people in New Orleans don't like Air BnB. Ultimately the poors who rent are upset that the property owners would rather make more money and kick them out of their residences. "It destroys neighborhoods!" These complainants are also people who work in service industry jobs and fail to realize that Air BnB increase the number of tourists who can visit the city and thus line their pockets with money.

There’s a good Planet Money podcast about it. From what I remember, it’s mainly about preserving culcha “even if it causes New Orleans to lose money.”

This is doubtful, its usually the opposite. Airbnb is usuall y sucking off the city counsel under the table.
Airbnb goes in and tells the city that they will regulate what the city wants AND be in charge of collecting taxes. Airbnb wants that footprint.
Look at places like London, where Airbnb only allows landlords to short term rent for 90 days out of the calendar year. Why the hell is Airbnb dealing with this at all? Its not their issue, its the property owners. Because Airbnb wants to be proactive in keeping their business in the city. They have too much to lose to lose a big city, so instead they get in front of the issue and tell the city they will lead in the regulations.
OP, you need to get on Booking.com, VRBO, etc. If you are ONLY on Airbnb, you should be spread out.

Thanks VRBO doesn’t appear to have many short term rentals but a home away does. Looking at that today.
