Lot values in Ascension Parish

Not developed. However, there are plans for the following:

Gated entrance
No flood zone
Sidewalks
Underground utilities
Neighborhood association
Property management company
Located in top school zone

Lots will range anywhere from 1/2 acre up to 2 acres. What should one expect to pay for something like this?

Obviously, I understand there will be many varying factors, but with the above information, let's use this as a baseline.

My ballpark guess would be about 60k for the 1/2 acre, 2 acre maybe around 100k. IMO, a big factor would be if it is off of 42 or not though also.

Location is set to be off Highway 73, before Highway 30 (and after Highway 74).

That would be a steal. Better at least double that.

I guess I could be way off, I just don't see people spending too much more until it is developed a little bit. There are so many subdivisions that initially say they are going to do lots of things but they don't end up happening.

I realize land is at a premium for better areas and school districts in Louisiana, however I still remain "amazed" when compared to other states that I travel to.

With amenities like that, it will be higher. Have a family friend who has land out in Darrow, just west of PP, and is selling 2 acre lots for 100k.

In the good parts of Metairie lots at 75 by 150 can get $175k

Do you know the name of the development?

Lasalle point and St Andrews are both gated in Ascension. 1 acre would averaged over 200k.


If it makes you feel any better, I just bought .40 acre lot in BR few weeks ago for 180k.

When is this development going to start? I've been looking on Bluff and haven't found what I want and would likely consider that location.

There are a few quarter acre and one-third acre lots left in Fountain Hill off Bluff Rd in the $90-120K range.

But FH has great amenities and is closer to the EBR line than the OP is describing, so I'd say $100K for half an undeveloped acre there.

I've heard about one in that area of Hwy 73 called Stoney Point.

Lots will begin at $129,900.

They have 6 acres FSBO on bluff right now with a house. I wish I had the money to get it. You could easily sell the house up front and a lot or two and build what you want in the back. I thinks he's asking $600k

Not sure exactly of date. I suspect that development will start early next year. I believe non-refundable deposits are being taken in January on lots.

This is correct.

What are your thoughts? At the intersection of LA 73 and LA 74 heading west, I call that Little Haiti.

What will LA 73 near LA 30 be called?
