Looking for a HELOC in New Orleans-recommendations

I'm currently looking to take a relatively small HELOC (20-30k) on my property (double: live in 1 side and rent the other).

I bank with Chase, and have spoken with Iberia so far. Does anyone have recommendations in the NOLA area? I'm obviously looking for low fees/rates.
What should I expect as I begin this process?

You likely won't be able to use your full equity.

There may be an annual fee.

Have closed two with Iberia (Manuel Gemperli at Prytania branch) in last 6 months. They have had a great deal of like .009% (or something like that) for first three months if you open an Iberia checking account.

Just pay filing fees of about $600.

Damn. I know they have an intro rate right now, but not that low. Is that on a first position? I'm looking at a 2nd.

I still may call Manuel.

I cant quite remember the exact rate, but it was low.
