I am reading First-Time Landlord and I will read Black and Decker Homeowner Maintenance. Any books out there you really like or consider essential?

Appreciate the suggestion. I joined previously. It is such a big, detailed site. Hard to decide where to start. Will take a look again.

You don't need books.

You need a damn good iron clad lease with a clause that you can evict them for non payment and they have to be out by a set time and have them initial it.

Then make sure you do inspections at least once a quarter, make sure they aren't ruining anything.

Everything else is easy. Do background checks, but go with your 'gut' instinct.
