The biggest key, from what i've been told by family friends who have long done this for a living, is having contractors you know and trust. This is extremely difficult to do as contractors are unreliable by nature. Spotting what features create value, what features repel potential buyers, getting pricing and features right for your target customer, ect are all important. Remember, you're not trying to create a house you would love to live in, you're creating a house your target customer wants and can afford.

I was talking an LBO class the other day and the instructor made the comparison that flipping houses was basically an LBO deal. Never thought of it that way, brilliant comparison.

Have a competent shoring company look at them before they flip over. They are like cars then, generally worthless.

Do I have to chew y'all's meals for you?

There's not enough margin yet between purchase prices and post-rehab price, additionally materials and labor are too expensive to do much to a property and then sell it for a profit.

wow people here are stupid. plenty of people make plenty of money in the right city.

baton rouge is not the right city to make alot of money by flipping houses. you buy a shitty house its in a shitty neighborhood. you need bigger city's that had a housing boom and many of them are left unsold or taken by the bank but not resold.

I enjoy the buy and hold models better. Hit your mark with property manager in place, then stop working.

yea it will give him a idea on how it all works. no one else will walk him through the entire process. so thats the next best thing. i flip cars so if someone wanted to know the in and out of the business i would point them to a car flipping show. and they have alot out there.
