on the conventional side, you'll need a credit score of 740 and above. anything lower can affect your rate. min down payment is 5% down and pmi is not as painful compared to the fha pmi.

dont report you broker he might not have a lender that will let him do conventional with less than 20% down..nmls # are hard to get these days lets not get petty..your new purchase will not be a second home since you have switched jobs and area's the new home will be your primary residence. You need a bank to do this loan not a broker and not quicken.

If quote above is true, you consider this petty? I consider it steering and fraud. If he said "WE can't/don't provide a conventional loan..." thats one thing, but as quoted, this broker should be reported. If he told my clients that he would be immediately.

if he stands by the you cant qualify for conventional comment then he is steering due to the fact that FHA pays way more to a broker than conventional..

Right, on top of the fact I can name 10 lenders who can do a 95/5 Conv. with 740 credit off the top of my head.

Talked to the broker again today and brought up that I would rather do 95/5 conventional. He said the problem is I had three months unemployed last June-Sept and since I don't have a couple years of continuous employment.

get a new broker..you should be able to overcome that with a letter of explanation. how long have you been on your current job and were you laid off from your last?
