Cost to renovate a gutted house?

about 1800 s/f. Needs floors, sheetrock, bathrooms, kitchen. not builder grade, not top of the line - somewhere in the mid-grade level as far as quality of materials. Needs some electrical work and obviously some plumbing, doors, paint, etc.
I know the costs can vary depending on what kinda floors, etc, just wondering what a rough estimate would be. on line estimates seem to be all over the place from 25-100K.

zero way for us to give you an accurate answer. Get a few contractors to look at it.

Based on what my parents and a couple of friends have had to say about the subject; expect it to be more than quoted or expected. Apparently shite always comes up when trying to retrofit new shite on old shite.

Slightly less than building a new one.
The cost of a house is in the finish. Not the frame which is basically all you currently have.

The biggest cost go into the bathrooms and kitchen. Flooring can eat up a budget also. I bet you are looking at $75k-$125. Location is going to change the price also...

Depends on price range of comps.
Do floors need to be removed?
If not and it's around a 200k house, I'd guess budgeting around $6-7 / ft for flooring (Includes porcelain, grout for baths and engineered wood and glue for remaining).
Entire interior paint job will prob run you around 5k depending on trim, cabinets, etc.
Sheetrock depends on how much you need to replace. That's tough to give an estimate on.
Bedroom fans = $100
Living, Kitchen light fixtures = $300/piece.
I'm not sure how much reno you need on the kitchen, but a sink will run you a couple hundred bucks, a faucet will run a couple hundred, stone countertops will prob run around $80-$100 ft2.
You can get a stainless appliance package for a few grand (Not including fridge)
Add $1500-$1800 for fridge.
Bathroom faucets are around $60-$80 a piece.
Unless you're a plumber, I suggest hiring one to install faucets. I find it be a huge pain in the rear.
I'm sure I'm leaving some stuff out.

Just did one. Granite counters, tile in bathrooms and we spent 65-70k.

I think the biggest issue, other than quality of materials, is how much you can do yourself.

When I renovated my house (similar size) we did all the work and spent about $40k in material. We touched everything (Plb, ele, floors, ceiling, all new bathrooms, floors). Double that for labor if you're not diy. Then add probably $10k-$20k for new drywall.
You're looking at $100k easily. Probably closer to $150k.

Im speaking from experience. If you're not diy, it's going to cost more than to think.
Floors $20k
Sheetrock (inst, TFF) $10k
Paint $20k (may be high)
Edit: paint $10k
Trim $5k
Cabinetry & countertops $5k (low?)
Electrical $15k
Plumbing $15k
Hvac $10k
Insulation $5k
Doors frames & hdw $2k
Windows $3k
So a quick and dirty estimate is $100k.

It is gutted. There may be some things usable but not much at all. I think some of the plumbing/pipes are ok and most of the AC is fine other than I need the actual unit.
I think you're high on the drywall as well.
I'll post the quote in this thread tomorrow evening with a breakdown. I'm expecting 65K or so.
ETA: this quote is for the bank for a 203K. I do plan on doing some of the stuff myself/with friends.

Yeah, I'm unsure on that one. You're looking at about $2k in materials. I don't know about labor and can't really judge it. I tried to gauge this off of my house which is about that size. I came up with about 6000sf of paintable surface and 1100lf of trimwork. But yeah, no way it's $18k for labor.
I was using an estimating website and most of the other ones came close to my guesses so I went with it. Further analyzation proves it wrong.
You can save money doing simple but labor intensive things. Electrical and plumbing are easy if you have a brain. Buy a book and figure it out. Flooring labor is a lot but labor intensive.
One thing I will NEVER do again is tape float and finish drywall. Maybe never hang it again either. F that stuff.

$11/sf isn't sky high for flooring
$1.50/sf isn't sky high for drywall
Electrical and plumbing, maybe. But those are complete remodel numbers. Not new const.
Same with hvac, maybe a tad high but again, renovation = more work than new constitution.
Windows at $200/ea isn't high.
Doors at $75/ea isn't high.
