Going rate for roofing per square?

What’s the going per square rate for a no frills re-roof job labor including labor, materials and hauling away debris? I think the pitch is 6 or 7 on 12 and it’s about 60 squares. Google search is useless, results are from $150-$600 per square.
Any recommendations on brand of shingles?

I’d say a minimum of $600/square.
Other items like flashing (valley, drip edge, etc.) and various penetration materials (pipe jack boots, ridge vents, whirlybirds, etc.) play a role in the price.
I was always under the impression a properly installed roof with a lower grade shingle trumps a poorly installed high grade shingle.
I watched a couple of my neighbors get there’s replaced. One company reused the existing drip edge. Both companies cut three tab shingles to use as ridge cap shingles and reused all valley metal
But to answer your question, just from reading this forum, the Owens Corning brand gets a lot of respect.

1. To me shingle brand is the least important. Somewhere like consumer reports will give you pros and cons, but most that are similar weight will perform similarly. Once the shingles get heavier they are better. They go by packs to the square, so a 4 pack per square shingle is better than a 3 pack per square shingle. 95% of roofs are 3 packs per square and those are all comparable. That said, I prefer atlas or certainteed.
2. Price should fall between 300 and 400 per square material and labor. Right now there is not a big demand like there was 6-12 mo ago. The supply yards went from attlotments to not ordering every week.
3. It is hard to really judge an install for a homeowner. I would have an expectation sheet (nails per shingle, roof jack styles, Ridge vent style etc etc) and pay a home inspector $400 to come inspect work in place. They will check things like caulking also.

Price really depends on where you are. It could range between the low 400 to mid 500 for out of pocket. Insurance claims are different as the roof must be done for what the insurance puts on the paperwork. Anything less could be considered fraud.

Google Atlas Chalet roof shingles if you want to see how Atlas stands behind their products. Atlas really screwed over 1000s of homeowners in the Southeast.

How long ago was that? I’ve had nothing but positive experiences. Even had a warranty claim the DAY OF INSTALL. Rep met me out there in a few days, looked at, said yep we are replacing it. They paid for full reinstall

I second that the Atlas rep is a clown. I like the shingle, but the south Louisiana sales rep is a CLOWN.

I’m based in Metairie and charge $300-$350/square. If I were putting shingles on my own roof I’d go with Owens Corning Duration.

Haven’t had a chance to read up on Chalet but he’s making a comparison of a shingle that’s no longer been in production for 12’ish years?
Every shingle is a “30 year”shingle. You will RARELY get that from an asphalt shingle here in Louisiana. We environment just gets attacked by too many forms of climate yearly

There’s no possible way you are charging $300 a square unless you are grabbing the lowest of the line shingle. I ran some quick math and you would make around $300 off the job.
To the guy saying he would install OC, you’d charge 300-350 to install that?
What about pitch? Cuts? Crap felt or synthetic felt? Valley metal I’m sure. Blending accessories? Cementing the valleys?
All I’m trying to say is that there are so many variations to a roof and to the products and craftsmanship of each company.
I know for fact that there is a large company in Southern Louisiana that has large pockets. Commercials all day. Ads everywhere. They grab their roofers in the morning at HD.

I have a question for the roofing guys. Is the advertised wind rating on shingles worth considering when choosing a shingle? I’ve noticed some brands state “up to ___ mph wind resistance”. Does it hold any weight? Some advertise over 150 mph. Heck a small percentage of buildings caught those winds in LA during Hurricane Ida.

Consider all shingle ratings with an asterisk. It’s numbers with perfect installation in a vacuum. The only fact is that architectural can handle more mph than 3tab

Atlas denied the warranty claims for the Chalet shingles that were defective and showing evidence of failure 5-6 years after installation. My first post in this thread was to provide information that Atlas hasn't always stood behind their product or honored their warranty.

I paid $400/square all told for an Atlas Class IV architectural shingle right around 24m ago.
I got a quote on a metal shingle that gets screwed into place (EDCO Arrowline slate). That was about $1250/sq. According to the salesman, right in line with actual slate or standing seam metal. I quickly learned that there are classes of products far above what I can justify paying for.

24 months and 2-3 prices increases since then. Thanks for proving the $300 is no where close to correct.

Any reputable company with insurance etc is going to start at $425 and go up from there. That is for synthetic underlayment, architectural ( GAF, OC, Atlas) with ice/ water in valleys etc. There are advantages to using a reputable company for warranty etc. The guy that said $300-$350is way off, we don’t even see Jose in his pick up charging that.

According to my knowledge, most roofers charge between $1 to $1.8 per square foot. I usually recommend homeowners to get it done by experienced local roofing contractors. This will ensure that the shingles you get are best suited to your home and that no corners are cut. I recommend that you get North Country shingles LINK /. They are classified as a high quality classic 3-tab shingle made with fiberglass.
