I don't think that neighborhood sucks at all. OP needed to come down around $20k from the looks of some recent sold properties around him, but that's a fairly desirable area.

My guess is that a fish eye lens was used to take those pictures, and the rooms don't look that big in person. That's probably why there are no offers

I mean you can find a listing and take a whole virtual tour of the place . I don’t think the listing is deceptive it’s a very open floor plan.

It's much higher than 200 per square foot in old metairie.

I sold my old house for 265 a square foot just so it could be torn down.

Not true. Open houses we have been to are full of people. We are about to leave to go look at 4 more open houses and a showing this afternoon.

I think the house will sell. Give it another week or so.

Maybe some bushes around that AC or something in a big pot to block it when you are sitting on the porch.

I guess there are fewer and fewer safe places so they demand a premium.

289 here Guy built a 3300 foot monster on a 50x100 lot that he sold for around the same price/foot

You can't exactly expect a 1600 sq ft home to have huge rooms.

I don’t know why but it’s a cold, sterile looking place. It just doesn’t work.

Exterior brick needs to be painted white.

Front door needs repainting. Cabinetry needs painting, if not replaced.

AC needs fencing or disguised from outdoor seating area.

The crest toothpaste colors need to go. The red as well.

Even $125/SF seems high.

ETA: You have to hit up a Catholic bookstore and get a St. Joeseph statuette to bury in the backyard as you say the prayer with feeling and respect.

If you paid for staging get your money back. Furniture is to big and makes your house look small. Probably better with no furniture than what’s in there. And suburbs aren’t hot right now

Plant St. Joseph figure upside down in the yard. Any store within religious items will have one with instructions. When you sell the house, plant the same figure right side up in the yard of your new house.
