OT Landlords: What would you do?

I have a tenant who is currently behind two months rent. He is constantly having law enforcement called to the property on noise complaints and parking one of several vehicles in the yard. I have decided to evict but I don't want to involve a lawyer if I don't have to. (last time I used one it cost me $1500). What are some tactics to nudge him out that have been successful for you? TIA

Plant drugs and wait for cops to come for next noise complaint.

How mean are you and your friends? Point blank tell him. Move or you're getting fricked up. Tear up my place and you're getting your legs broken.

If you're not that type person yourself. Then you hire a couple of bikers from the local club for $500 to convey the message.

Who owns the turf down there? Hells Angels, Outlaws, or Bandidos?

Just talk to him about the late rent. Maybe he has been having some life problems, don't kick a man while he is down.

Go ahead and start the eviction process, the situation WILL NOT improve, you'll only lose more money.

Yell the mother fricker to leave. If he don't want to then if he doesn't pay you the money he owes you, you are going to have the police come drag his arse out and you will press charges (or some shite.. If he is stupid he will not know what you can legally do or not do)

If you're in Alabama, it's a simple process. No need for an attorney.
BTW, I executed about 270 evictions last year.

Won't help with this go round, but I put the water in my name at all my units. So I can shut that off if needed.

I just cannot wrap my mind around the idea that someone can be two months behind WITH all those issues and think they can remain there, no problemo.

It's likely he is waiting for you to kick his bum arse out.

Look up laws for your state as the eviction letter has to be done correctly. You want a witness see you serve or leave notice on door. In Louisiana they have 5 days to evict. When they are behind on rent evict immediately. I can send you an example of my notices if you want post email.

Eviction is certainly an option, but like you said, it will cost lawyer fees and lost rent money. There is also the possibility the rennet will trash the place.

Another option is just to pay the dude to move out. It sucks, but it will be cheaper than the 5 grand the eviction will eventually cost. Look up "cash for keys", and do a better job screening next time.
