Pretty sure that illegal everywhere.

They bring that to court on eviction day and you are stuck with them longer

Look up laws for your state as the eviction letter has to be done correctly. You want a witness see you serve or leave notice on door. In Louisiana they have 5 days to evict. When they are behind on rent evict immediately. I can send you an example of my notices if you want post email.

Illegal in Louisiana too. Can't do anything at courthouse until you prove that you served an eviction notice 5 days prior.

Call the cops on him and tell them he destroyed some of the fixtures. It will work like a charm until he files a civil suit against you.

Eviction is certainly an option, but like you said, it will cost lawyer fees and lost rent money. There is also the possibility the rennet will trash the place.

Another option is just to pay the dude to move out. It sucks, but it will be cheaper than the 5 grand the eviction will eventually cost. Look up "cash for keys", and do a better job screening next time.

Eviction in Alabama doesn't cost anywhere near that, folks do it all the time without a lawyer.

Trust me man . I did the rental thing one time and was introduced to so much white thrash that had this attitude. They will stay as long as they can. They didnt pay the electric bill so when the power company cut the power they broke into the box and stole that. Cops wont do anything and it takes like 3 months to legally remove them. I sold the property shorty after that to not have to deal with thrash like that ever again.Good luck OP!

Learn the eviction process so that you do not need a lawyer. Or, pay a lawyer to give you forms and instructions for doing it yourself so, even though you pay this time, you don't have to keep paying.
