Family is purchasing a home in the Lafayette area. Can you all recommend a reputable Inspector in the area? Thanks

Waste of money IMO.

Read their disclosure statement on the contract and you will see why.

Thomas (Tommy) Delhomme is the best in the area. If you're buying a house and it has any hidden problems he'll find it. Not related or friends just from experience, the guy is good at what he does.

My inspector missed some shite that was blatantly obvious to me. Waste of money.

If I was really concerned, I'd call a plumber, HVAC, electrician, and engineer all over to inspect

Make sure you have the roof inspected as well. A poor, quality roof may not be covered by your homeowners insurance.

My son used James Castania. I promise he will look , report and photograph everything he finds. Most thorough inspection I have ever seen.

The house across from me has been sold 4 times in the last 20 years. the house is on piers. not once in the last 20 years did an inspector notice that the master suite bathroom sink and shower were not connected, only the toilet. The house caught on fire, so the company hired to do the repairs actually caught it. True story....

Verle Ladd at Inspectorsmith was an absolute joy to work with. I've recommended him to two friends who absolutely loved his services as well. I called like 6 of them to price them out, and he was the second cheapest. Great guy, passionate about homes, gives you the most detailed packet complete with photos and detailed descriptions of what needs to be fixed and rates them in order of importance. I go back to that packet often to figure out some honey do's on my days home (work offshore). I havn't had experiences with any others, but I doubt anyone is better than he is at his job. 337 349 8684

On a side note, have the AC/furnace checked by a reputable heating/cooling company. It was an expensive mistake I made when I bought my last house. I had to replace the unit year 1. There were pin holes in the heat exchanger.
