It's really a 2000 SF house with the bonus room, for construction purposes at least

Hey, I will be glad to be wrong for OP's sake.
Keep in mind he is looking at 1700+500 of cover patio/outdoor kitchen.
For all intents and purposes, that 500 is living area.
