$92sf for living is reasonable. The others are more of a murky estimate and based more on items than sf.
The 315-350 estimate is high but he may be considering top of the line materials. Still high though.....

Looking at mid grade materials and appliances, but would like to have a nice bar, kitchen, grill, refrigerator, etc under the outdoor patio.
Hoping I can get it down to around $225K to $250K for everything.
2 story so that I can minimize the footprint on the lot and have a reasonable backyard.

Designed a house for a good friend of mine...little bigger but same concept...two story, bonus room, outdoor kitchen, etc. He was hoping for $220-$250k to build. I told him consistently he was looking at $350-400k.
Told him to budget right hire a GC or downsize. He opted to "save" money and contract it himself. He is 3/4 done, $320k in, and had a boatload of issues with subs he hired. Wishes now he would had hired a GC
