2014 highlander car buying advice?

Edmunds has the below listed for pricing
Factory Invoice
$34,306
Average Price Paid
$35,543
MSRP
$37,659
Just casually I've been emailing dealerships for pricing and they are already coming in at about the average price paid. Any recommendations on what number I should reach? Some of my research shows that they have about 3% percent holdback and some mark up in finance and advertising type fees. Maybe 4-5% total. Any suggestions would help. I'm not sure if the invoice number on Edmunds has this factored into the invoice number or not. TIA.
ETA: I think the 2015 are right around the corner too. Does anyone ever remember rebates being offered on Highlanders? I'm not in a serious rush so I have time to wait for the right deal.

I'd email some high volume dealers in Houston before buying local. Then give the local dealers a chance to compete. 2014 was a new Highlander design, so I wouldn't expect any rebates.

Usaa said dealer price in houston for FWD around 34.8k, think BR was 35.3...34.2 in my zip in virginia.
