Roofing Question .. Am I getting screwed?

The insurance Company wants to pay $8000 for a new roof. The roofer wants an extra $1300 for architectural shingles . In the estimate the insurance company calculated $1200 to take off the existing roof , which is added in the total 8000.Should I tell the roofer not to take the existing roof off? I know very little about this stuff. And am I getting screwed to be paying this guy 9,300 for this size roof?

Roofer should do it for the estimate.

A good roofer will do it for a little less to save you some deductible.

Does that measurement include waste? If the existing roof is a 3 tab you can shingle over it, if it's architectural it has to come off. Is it a hip or gable?

Dude you are paying 270.00 dollars a sq. I don't roof anymore but that seems like a bit much. Do you know the pitch of your roof? The old roof has to be torn off. I would do it a lot cheaper than that if I still did such things also you have to pay to dispose of shingles nowadays. You can't just throw them in the woods.

I don't about the cost, but whatever you do, get the architectural shingles.

I would personally never put new shingles over old shingles.

It is possible that the insurance missed stuff on the estimate. It is possible that the roofing. Company is overcharging. I am an adjuster with an Xactimate license. If you want want to email me both estimates I will look it over. FYI, laminate shingles can be bought for $3 more a square than 3 tab...

Give the roofer a copy of the estimate and have him work off that. That seams about right going from 3 tab to 30 yr. might be a bit high.


Tear off the shingles. The heat is really hard on the top layer and they will not last as long

No one here knows what they are talking about. I am a licenced general contractor that has been estimating and working profitability for many years.

The job includes 35 square of architectural shingles with an additional 5 squares of starter, hip/ridge. This is a total of 40 squares for $9,300; an average of $232.50 per square which is a fair price for replacement of architectural shingles. There may also be other accessories that the roofer is furnishing like plumbink vents , drip edge, attic venting etc.

It amazes me how many people become experts by having one roof replaced ever in their lifetime.

Remove the 3 tab.

If you're dealing with a roofer, never believe that they need extra money. Ask any contractor who the worst people are to deal with, and you'll almost always get roofers with the occasional dry waller mixed in.

I don't care what anybody here says Do Not Roof Over The Old Shingles. Also all vents and things were included in the original price but I haven't put a roof on a house since 91.

Yes you are getting screwed. You should have the old shingles removed and should get it done for the quote with a rebate for your deposit. You should be nothing out of pocket.

Always take the old roof off. Do not shingle over old shingles.

Can someone with roof knowledge & experince evaluate this quote for me. I will need a new roof soon but this estimate seems high to me. it is just a few weeks old.

You should get that for less than the insurance quote. I could send a crew for $8,000 and be done in a day. Tell your roofer to F off.
