You can choose any builder you want. The developer is a builder and actually lives in the neighborhood. I went with him for ease. He owns the land so I didn't have to get a construction loan. He did all that. also time frame. He was done in 3 and a half months. My buddy is building in there now. He bought his lot 2 years ago so I don't think there is a time limit on how soon you have to build.
