Do you get more value in Texas than Louisiana (home-buyers)?

Decided to look at some of the real estate listings north of Dallas. $250-300K gets you a 3,000-square foot 10-year-old house with a community swimming pool, fitness center, bike trails, and tennis courts and a golf course within walking distance. In BR what does that price point get you? And why is it this way?

as in suburbs like frisco, Plano, McKinney, etc?
houses are way cheaper. property taxes are way higher though.

The suburbs of Houston (and I imagine it's the same for Dallas) have better home values than BR. Not so much the case when you get in the cities.

I have 2 friends that bought houses in the last year to 18 months- one in Ft. Worth and one in Heartland, TX.
Ft. Worth- 5 BR, 3 BA, 3000+ SF- $189,000
Heartland- 4 BR, 3 BA, 2800 SF- $190,000
These are brand new houses in brand new subdivisions. I couldn't believe how cheap housing was over there.

Comparable pricing and better in every possible way.
Hell, you can live in the city of Dallas, with legit public schools, for 300-350k.

Obviously the per foot value is going to be much more reasonable in the suburbs of Dallas and Houston. Its much the same in Baton Rouge and the outlying Livingston housing developments. The big difference is the commute to work is such a major factor for all of the outlying suburbs that they have to incentivize people to sacrifice the location.
