Not the agents that sell my houses. If the agent is good they will have a buyers list already. The 6 month old agent doesn't have any previous contacts.
Find out what mailers they are sending out, ask for the weekly open house schedule, are they doing a brokers open?
There are a lot of marketing things they can do other than the MLS. There is a reason the top agent is the top agent.

It's hyperbole to say you are only paying for MLS access when hiring a Realtor. If that were the case then every Realtor would be about the same when in truth it's like any other profession. There are bad ones, average ones, great ones, and elite ones. The elite ones are the ones you usually see at the top of all sales charts and are very worth it. They don't just throw shite on the MLS and hope it moves so the can get a commission. They didn't get there by doing that. They are up there because they know how to market themselves, their listings, and close a deal.

I am not a real estate guru, but i am pretty familiar with my local market.
I have bought 2 houses, and I had already seen every house the agent showed me (several were FSBO).
I'm not saying agents are unnecessary, but the internet certainly has made them much less important to the process IMO.

Sold and purchased houses using for sale by owner. I tried using a realtor to sale our house and didn't find that it was worth the cost.

I guess it all depends on the situation. Realtors are free until the house is sold. I tried the realtor route for 4 months and got 0 offers, so I went for sale by owner and sold it 3 months later.

Nah, FSBO is the way to go as long as you have time to show the house yourself and can do a little research.
To the OP: $200 is very cheap to list your house online. This is by far going to be your cheapest option. I sold my house and bought a new one FSBO and I didn't have any issues. Saved a ton of money in the long run. Do your research though. Familiarize yourself with a residential purchase agreement and do not sign anything without a pre approval letter from the buyers lending institution.

Yes, because spending $150-$250 now just isn't worth a $150,000-$300,000 sale later. That just doesn't make sense at all.

that's why you sign paperwork before listing to ensure that you can't just back out of the agreement with an agent
