I may end up going that route first. Really just wanna know all my options. Just starting to learn as much as i can before I basically end up deciding to go with a realtor

Spend the $ and use FSBO for the listing and their how to guide which is extremely informative. Hell i guess u can try to get ur hands on that guide from someone who already used them.

Sums up most of the buyers out there. Most believe the agents are professionals and have their best interest in mind. The truth is most RE agents are idiots and only care about which property gets them the most commissions and how they can work the least to get it. FSBO properties require more effort on the agents' part.

When you end up hiring an agent ask for references. Ask to see the list of properties they sold recently. Make sure the list is not the cumulative list of what sold recently at their brokerage by all agents there (trick some bad agents use).

Only about 5% of agents treat this job as their profession. Most are just doing this because they thought it would be easy or they are waiting for their big modeling break.

Call a couple local brokers (talk to the BROKER) and ask which agent is their best selling agent. Interview that person.

I wouldn't. You want someone to do the marketing and showings for you.

Just hire one of the few good agents and it will be worth your time.

Unless you have nothing to do but answer calls all day about your property, can drop everything each time someone wants to see it and are willing to sit there for hours on the weekend doing open houses.

Damn man. You really are trying to do this on the cheap. Maybe you can sell it on Craig's list? How much do they charge?

It depends on your area mostly, a lot of houses in my neighborhoods sell by owner but it's a high demand area.

Homes sold with a Realtor generally sell for more than those sold by owner so most of the time a Realtor pays for themselves. Not only that, but FSBO usually attracts less serious/poorer buyers. They think they can get a better deal dealing with an owner vs a professional.

In meadow bend off burbank. Like i said, not the greatest neighborhood in the world, but its not bad by any means. It's mainly young families, and college students. Plus with the new neighborhoods being built next to mine, property value is expected to go up.

There are TONS of buyers that will not buy a house without an agent out of fear for the most part. They want that warm fuzzy feeling that a professional guided them through the process.

FSBO accounted for only 9% of all home sales last year and out of that 9% 30% of those were between friends, relatives, and neighbors. So that leaves just a very small number of buyers willing to buy FSBO.

I'm hopeful that someone who likes to buy homes for rental property will buy it. Seems to be a trend for a lot of the homes in the neighborhood.
