Money board what is your thoughts on a good small business for say anywhere between 10-20K on up to about 75K startup cost?
Personally I have always thought that service types of businesses (Pest control, Tree stump removal, roofing, etc.,) are always good if you're willing to do it right. What are some others that may be pretty decent?

I put down 30k on a 150k rental property. I pocket about 6k per year after I pay the mortgage taxes and insurance. Maint is running about $1500 so I clear $4500 on 30k.

I think lawn service is a good idea. I have a friend that is really successful in the lawn buisness. You just have to get out and find jobs and learn how to price yards so you can profit from them.

1) Figure out what it is you are good at and enjoy doing (or could imagine enjoying doing)
2) Figure out how to take #1 and sell it to the clients with the deepest pockets.

Have you considered franchises? Subway can make some serious coin if you find a market that isn't already saturated. You won't make a killing on one, but can start with one and build from there.
If I could think of any other viable ones, I wouldn't be in this office right now.

Start a CPA or law firm.
Of course, this assumes you have the CPA or JD.

Serious suggestion - suicide/homicide cleanup.
Nobody wants to do it, anyone who will gets paid. Most cities do not provide this service, it is almost always contracted out.
There was a story a few years ago about a husband/wife team in NYC making seven figures doing this. Surely in BR it doesn't pay that well but the pay has got to be incredibly good considering it is basically janitorial work.
