I sold my house via Jude at Sharp MLS a flat fee MLS listing service. I had the ability to set the buyers agent commission at whatever I wanted and the service we went through sent me a bunch of comps and helped me determine the price. Jude was good to deal with and always prompt in communication but he did seem a bit annoyed a time or two. I think it is because he doesn't like to deal with people and has set his business up so that everything can be done via his website. He was helpful though and even pulled some comps on a property I was looking to buy as a favor after I had sold my house.
The downside is that you have to be available to show the house and take your emotion/opinion out of the situation.
If you try to call Jude/Sharp MLS as a buyer you will not get him. They set up a special phone number/extension that will ring directly to whatever phone the seller chooses so you would most likely be calling the homeowner directly.

thanks for the great feedback on Jude at Sharp. He was helpful and I do get that his business model is online services which he probably prefers. I needed some kind of reassurance from anyone on the MTB.
