We purchased our current house from an owner who did an MLS flat fee listing. It worked fine for us. He under priced his house (not on purpose) and we got it for $10000 less than appraisal. So we were happy!

Wow, congrats. Perhaps he needed an agent. Do you remember the flat fee agency he used?
We are definitely not under-priced.
