This is your choices:

Lafayette...southside. good if not great price retention on a house. I live in the 'hard' on the eyes area near Alleman. Great schools, non flood, mid of the city. Wouldn't live anywhere else within the city. Houses are older but well built. Sellers will get a premium $$$ because they can.

Broussard/Youngsville Areas:
You had better LOVE your new neighbor as your house will be 6 feet away on both sides of you. Expensive per square foot. Traffic is terrible in the mornings/afternoons. Many flood zones too. Broussard is not self suffiencient as it gets most of its water from Lafayette, you will pay a higher water rate unless you have a crappy water well/sewage system installed by the developer of the subdivision. Buyer beware. No trees either

Don't know much about Scott area but mostly rural with subdivisions built on former sugar cane fields ala Youngsville. Would never live in Duson esp. off Fieldspan road. Crack heaven there.

Carencro: Again, rural developments with crappy schools. Avoid it like the plague along with Lafayette 'North'

Greenbriar, Fernewood, River Ranch, East Bayou Parkway area, Delmar, ---lots of nice neighborhoods in Lafayette. Great place to live. Avoid Scott like the plague!

I live in Broadmoor. I can get to Scott pretty quickly using Ridge Road and Domingue road. The schools are great. Anything in the Woodvale, Broadmoor school district would be nice. Larger homes on bigger lots with mature oaks are what you will find in this area. Fatima is probably easier to get to than Cathedral Carmel. Both are good schools.

DO NOT MOVE TO DUSON! South side of Lafayette is where you want to be. I've lived here my whole life and can tell you after moving around to different areas of the city, I do not want live anywhere besides the south side.

Youngsville has some great neighborhoods and is growing very fast.

The Dulles area is nice if you want to be in that area. Be careful about the Ilse de Cannes area. West Park is right there but seems to escape the riffraff.

As someone who lives in Lafayette and commutes to Youngsville, I would not live in Broussard/Youngsville and commute to Scott.

I go against the major flow of traffic to/from work. In the mornings the traffic on Youngsville highway coming to the Ambassador extension is terrible. Ambassador is terrible. Verot School Rd is terrible. East Broussard is terrible(though I heard they are going to do something about the intersection @ Kaliste Saloom soon).

Best areas are around Broadmoor/Woodvale/West Bayou/East Boyou as well as up to Dulles like a few have mentioned.

Fin, you can't put the saint streets in the avoid section..definitely one of the best neighborhoods! I can understand north/east of university, but st. streets is legit.

face it, Laffy traffic is fricked up like a soup sandwich. like BR, there really is no good place to live if you have to drive.
