Whenever one of my tenants signs a lease, it is assumed that it will be renewed, but both parties reserve the right to not renew. Are you suggesting only the LESSEE should retain the right to not renew? What would that do to landowner rights?
Besides, do you think those oystermen were leasing at market rates...? I doubt it.

The Lunny family sold their land thinking they would lease it back in 40 year chunks forever and continue to enjoy the benefit of their land as they saw fit.
Having a renewable term in the lease means the lessor gets to change the terms.

Let's not pretend that the Lunny family was some naive group here. I am pretty sure that they had lawyers 40 years ago.
