Any predictions on what rates will do by the end of 2012? How much do you think rates will rise to?

I think they'll stay where they are. They need every incentive /equalizer to get people into homes.

Pretty much, Housing is a ways away from recovery.

Hyperinflation hits us hard in the second quarter of this year and ole Benjamin raises rates to 9%.

No rate prediction here, but I have heard the opposite as far as incentive goes. A slight rate spike could bring buyers who are on the fence into the market.

That's what I was thinking too. I think for the short term it would flood the market with buyers to get in, in the fear of rates going even higher.

That is hilarious in that's completely backwards economically (ceteris paribus) but psychologically makes complete sense.

FWIW, I heard this from an economist in the industry, but yeah I understand the logic is a little backwards. As the saying goes, economists are like weathermen, all they have to do is forcast, not necessarily be right.
