Home Warranty Company - Recommend?

Looking for a new home warranty company. any recommendations?

Home Waranty of America


However you should know that my experience with home warranty companies are that they patch and repair. Very rarely do they replace anything.

who do you have now? stay away from HWA or any company that is internet based meanning ask if they have a local rep. one company is based on the east coast and sells their programs for cheap and you can never get ahold of anyone. ask local contractors who they work with.

American Home Shield (AHS) is a large company that has a pretty good record. Not always the best financial move but it does provide a little peace of mind.

Don't ever insure something that won't break the bank. Just keep the premiums for yourself.

Complete Waste of Money. They hardly provide much coverage.

I think my dad has just had a string of bad luck, but he uses the home warranty to replace a major household item worth more than the premiums almost every year. The AC has gone out, water heaters have had issues, and a couple of other major items have all quit working. For him, it has easily been worth the $500 premiums since these fixes were well into the thousands.

I replaced a microwave with a warranty before cause daughter broke it. Other than that, i've never had any other appliance go out on me in the covered time periods. Buy quality appliances, you should be fine.

For example, the warranty also paid for a new roof. I don't know how I had forgotten that one since it is probably the highest dollar amount of everything.

I think we had issues with the washer/dryer at some point, which are practically the most expensive appliances in a house.

Microwaves are cheap, so if that is the only thing that ever breaks it is definitely not worth the premiums.

Like I said, I think my experience has just been with a home warranty easily paying for itself. He has probably paid $5k in premiums over the past decade and had $20 of fixes done.

bs - most warranty providers don't offer roof coverage or if they do its a limit of b/n $500 or $1000. This new roof might have come from the shingle manf or your homeowners but not from your warranty company.

to get someone out to your property you would have to pay a tech to come to evualate the appliance or system. if the provider is giving you a microwave allowance its probably a cash out or a cash in lieu of rapairs - which is allowable.

Maybe I am mistaken, as I am not the one paying the bills (or lack of them).

All I know is that it was covered under a home warranty.

In our old house we had AHS. I hated them. They even had a C/A lawsuit against them during the time that I had it.

Then I'd pass on the buying. You would do better to save the money, get a list of good subs, do your homework.
With most of these things, they will help in the selling of the house, giving the buyers a sense of security. Many times, you have to wait for a water heater, have people standing by for 9am till 6 pm, have to pay a minimum of $65, and wait 3 days.

Like I said, I'd pass. But thats just me. Best of luck.

AHS- my claims

2004 -bought me a new dishwasher
2006- replace my gas central unit
2007- replaced my washing machine(sold me matching dryer at their cost( 200 cheaper than I could find anywhere else), replace electric hot water heater
2008- replaced microwave, replace the other hot water heater
2009 - repaired washing machine cost me 60 dollars- parts alone would have cost 180
2010- worked on washing machine- no charge

It buys me piece of mind and I am ahead of my investment Those are the pros

Cons--Must be patient it may take a day or two to get a repair person You do not get to choose your repair company- lately I have had Sears and they are good
