Two capital cities rank in our top 10. Springfield, Ill., and Jackson, Miss.,— both state capitals — rank as the fourth and sixth-most affordable cities in our study, respectively. Iowa City, the first capital of Iowa that Des Moines later replaced, ranks eighth.

The average rent is less than $1,000 in only 22 cities. Nationally, rent averages almost $2,000 per month, nearly 36% higher than five years ago when it stood at $1,469. And in most cities in 2023 (201 out of 223, to be specific), rent averages more than $1,000 per month.

Housing costs in Jackson, Miss., are significantly lower than the national average. The median home sale price in March 2023 was only $120,000, and the median monthly rent was $1,065. Relative to other cities we examined, Jackson has the 15th-lowest home prices and 34th-lowest rents. Transportation in Jackson is also 12.8% lower than prices nationally, according to CCER data from the end of 2022.

7. Alexandria, La.
Alexandria, La., is the third Southern city on our list. Alexandria's median home sale price is the lowest in our study, at only $64,000. For residents looking to rent over buy, the median monthly rent is $1,100. Additionally, transportation in Alexandria is 11.5% lower than the national average.

Hard no.

It’s a post globalization rust belt town thats only sustainable because Notre Dame is located within city limits.

My advice for anyone looking to move to an affordable area is to look at the Western panhandle of West Virginia. I live about 30 minutes from Pittsburgh, 20 from the primary shopping area (Robinson) and my house was only 129k 6 years ago. I technically work in Pittsburgh so my income reflects that, but our COL reflects that of WV. Crime is nonexistant, schools are decent and taxes are less than 1k a year

I live in one of South Bend's white flight suburb. Some of the surrounding areas like Mishawaka or where I live, Granger, are nice, but as someone else mentioned, South Bend is a shithole outside of the Notre Dame campus. I avoid it like the plague. Only decent thing about it is the zoo, which is actually nice, and the newish casino, which isn't half bad.

If South Bend is a dump, where the heck do people go to live and enjoy themselves outside of that area? There doesn't seem like anything around for miles.

Mishawaka has not bad shopping and entertainment. Granger is a rich area. 50 or so miles west is Merriville which has great shopping, downtown Chicago is all of an hour and 45 minutes away on a good traffic day.

South Bend has the casino which isn't bad and a zoo which is smallish but nice. Outside of that it's your typical slum.

Outside of the ND campus it’sa ghetto. That said if low cost of living, safe, largely white towns are what you seek, the Midwest is your region.
