Possibly getting away from neighborhood life

We found a 20 acre property that is in a good school system. Went and looked at it yesterday, has a smaller home on it that we would live in until we save enough to build. We're going to be going from 4600 sq ft to 2000 sqft of they accept our offer

We have plans to get a prefab shed to house all of our stuff from the downsize. Going full trashy with an above ground pool, kids are used to having a neighborhood pool. Plan to get a zero turn and possibly a tractor to start clearing what we want and maintaining.

The kicker is there is, or should be, about a 1 acre creek fed pond. Looks as though it was not built with a proper spillway and one portion of the dam is completely washed away and now the creek feeds the pond and right out the other side. Hoping it isn't too costly of a repair. Might look into expanding the pond and using dirt from the to fix the dam correctly. Then restock it.

Any land/pond owners have any input to something we may be overlooking? We know it will be a project and take time.

I have 17 acres and love it.... 10 minutes from town but wouldn't trade it. Also have an old pond in need of repair. Never seems to be enough time to get it all done but I don't regret the decision to get out of "town" at all.

Are you asking for further info about the pond or overall property?

I hope they accept your offer . Moving my family out of a neighborhood is the best thing I’ve ever done .

We’re in just about the same exact situation as you , except I want to add a new pond in a drainage that runs into a creek on my property.

I would say don't get in a hurry to start clearing. I would spend a year with the land before clearing anything. What are you wanting to do with the land you are maintaining? Pasture? Garden?

Moved from suburban neighborhoods to 6 acres.
Will not go back.
Even though the 6 acres is way more than I ever had, I wouldn't mind more.

Best mental health decision of your life. We bought and build out in the country. Have a pond, big garden, always outdoors things to do. Just a simpler life with a lot less assholes. Have fun and enjoy it!

As someone who did this about 16 years ago, my only advice would be to invest in a nice shop for all the tools and equipment you will need. Whatever you think is a good sized porch, double it.

We have 2800 under roof, 2200 "living space" and I honestly couldn't imagine having to deal with more. We have unused and rarely used rooms as it is. We have friends with bigger places and it just doesn't seem worth it.

Pool, if I ever do it again it is going to be an above ground with a deck. Oh, and it won't be near any trees, shrubs, bushes, anything! The only PITA about maintaining the pool are the love oaks on the property and even the high dollar robots can't keep up.

Water brings animals including rodents. Bait all your outbuildings and try to kill them there. We use just one bite.

I needed this thread. We’ve been debating on buying 5 acres of raw land about 15 minutes from town that family is offering to sell us.

I bought a similar albeit smaller place (4 acres) with pond, pool, shop etc. I have absolutely loved having the space and the therapy that working outside provides. Like you, my pond is older and the dam is now leaking and in need of repair in order to keep the pond at full stage. I don't have any real advice other than to say the lifestyle is great if you have the want-to to maintain a larger property. In my opinion it is well worth the efforts. Good luck!

Dont know where you are located but we help sponsor events like this LINK / (Farm pond construction and management workshop)

Great way to understand what you want and connect to resources (dirt contractors, NRCS, LWF, Corps, landowners, LSU extension, etc...) to make it happen.

Properly building a pond and dam is not easy or cheap.

Just left NOVA hustle and bustle and moved to north of Columbus Ohio. Got 8 acres with a pond, pole barn, and 1 acre pond. Down sized the house by 50%.

Lots more work to maintain the property. Spent 5 hours today mowing grass…loved it. Got bees, chickens, goats, shooting range, and can’t see neighbors. We love it.

Not for everyone tho.
