thanks guys. that's what I figured. My Realtor and another realtor said they haven't heard sellers paying for it. Although a few other people said that sellers will pay the first year or so....

I understand. but in my case the lowest rate also happened to have no orig fee. other lenders had us "buying" a lower rate, by having an orig fee. but even those rates weren't lower than the rate we got. am I making sense? :lol: I've been reading far too many GFE's and my head is spinnin...
