I currently use simplisafe on a home I have. It works well. Sensors are bulky though. Very easy set up. I would recommend it. ...

I would definitely run a credit check. If they don't have credit then tell them that they must have a co-sign. Then run a credit check on the co-sign. I have seen way too many people get burned b/c they were trying to rent out the place to the first person that said "I want it".
