Buying a house in proposed St. George

I've been renting a house near campus for years and debating buying a place. With my recent nuptials having happened I've decided to take yet another plunge with the new wife and buy a house. Since I haven't been living in the proposed St. George area I really haven't cared for the topic other than the novelty of it.
Our new home is just inside the boundaries of St.G. so now it looks like I have to give (at least) a damn.
How will being incorporated into a new city effect my services (water, sewage, road repair, police, fire, etc) as well as my property taxes? Taxes for this property are very manageable, I would like to see it stay that way.

I have no reason to ever think I will live in baton rouge but if I were to move there St. George would be high on my list of potential places to locate.
Have friends living between Highland and Perkins and their quiet neighborhood looks inviting. They both want St. George to become a reality more than anything. Hard to predict but they are convinced property taxes will not be raised significantly if at all.

water- no change, private water company
sewer- no change, no change same sewer plan and same user fees
police - sheriff patrols the non incorporated areas of the city for the most part and that would continue in SG
fire no change
road repair- Green Light Plan would stay the same and the intention is to continue having DPW do the road repairs but that is one area I would like to know more
property taxes- currently lower in the unincorporated areas and that would stay that way unless down the line voters elect to change them.

These are my best guesses based on my understanding of how things work now:
Water - BR water company, no difference;
Sewage - under parish-wide Dept. of public Works (I think), would not expect any change;
Road repair - same parish-wide DPW;
Police - they cover inside BR city limits only, St.George or no St. George. Your new house will most likely be under Sheriff's dept (parish);
Fire - BRFD covers city limits only, you'd be under St.George fire dept.
Library and BREC are also parish-wide entities, so they should not be affected by St. George/no St. George.

Thanks for the replies. Thus far it looks like only possible tax increases are the only St. G downside. What would be the upside(s)?

Odds are, a new school system won't happen simply because the rest of EBR Parish would have to approve a breakaway school district and that's not going to happen.
Your statement is the biggest obfuscation of facts surrounding the St George incorporation effort.
Therefore your "upside" is not an upside.

MThe goal is to eventually have an ISD, and while it is no sure thing; it is how these things work.
Ask Monroe, Bogalusa, Baker, Zachary and Central how they formed their own school districts. SG is just following their lead.
So yes, that is the biggest upside. I did not say it was a certainty did I???

I'm just saying that there's a precedence for cities in La. to have their own school districts.
You can make what you want out of each of these districts. Some are very good, some are good, and some are not very good.
Zachary, Central, and Monroe all score better than EBR while Baker and Bogalusa are worse.

Correct. The scorched earth "us vs. them" strategy used to create a city has all but guaranteed that an ISD will never happen.

2010 EBR Parish population 440,000
The election would be about the turnout, those able to get their side out would win.
