Far from an OT baller just owned a place in a hot area in NJ, just across the river from NYC. Garage and backyard which people pay extra for.
We looked at buying this small condo for an investment property and this small one bedroom, about 800 sq feet with a deck and a nice view of NYC, generated a bidding war. List price was 245k and it sold for 285k

This isn't really true when selling a home. There's only so much an agent can do to market your home. The number 1 marketing tool is simply having ur home in MLS which is mostly automated, so anyone with an agent who's looking for a home similar to yours in the area of yours will automatically know about your home. As long as your listing agent can price your home properly, it'll get hits. I would argue that the number 1 agent in the area is good at convincing his clients to list their home at less money to sell quickly.
I can understand your point when buying with an agent, though. You want to know about everything out there. An agent with the most resources and work ethic is paramount in that situation.

Why on earth would someone list a home themselves for 5% less asking price? That's basically the realtor commission for both sides of the transaction. If that is the way someone sells then that someone is a moron. It's the same end result so enlist the sales professional to help you sell your house if the bottom line is the same.

this is worse than the money board, commission is paid by the seller at contract rate, if ten realtors show up for one buyer they split it, and what's more, it you are a realtor and are involved in buying or selling property, you get a cut too

FYI...the top agents usually are top because they list a lot of houses. It's way less time-consuming to list a bunch then to beat the pavement working with buyers. They aren't actually out there selling the house or doing anything different than anyone else. The difference is that they network better and thus get more listings.

As others have said, it depends on many factors.
I have never used an agent to sell a house or buy a house. My wife and I are very picky about the area and the price range we desire. We have done this three times and it worked great every time. Now we have worked with the other persons agent to complete the transaction, and of course he/she got their cut.
We find a highly desirable area with the most visibility and each time the home has been in a planned community.
I will say this, if I was trying to sell a home on a random street, I would use an agent every time. But in our case, we have had people driving up taking flyers from the sign in the yard. The longest it took to sell a house was about 2 weeks.

We sold ours ourselves last year. We listed it on craigslist and it's free. You're allowed a lot of photos. And we listed on FSBO for a free 2 week trial when we bought the for sale sign. I bought an info tube and made flyers. All in all, we sold our house for around $100. It all depends on what you want to deal with, a higher commission or more work if you do it yourself. We listed ours with that the prospective buyers had to be pre-qualified to eliminate people that would want to see it but no way can afford it. Our house stayed on the market for 16 days. Another tidbit for you to consider. Stage your house. Clean it and de-clutter it. A lot of work but worth it. Buyers want to imagine what they can do with the house if it is basically a blank slate.

OP, I know this is a rather broad statistic, and there are more that narrow it down some more if you look, but it's been proven that homes with Realtors sell for more on average.
When I was selling, this was actually narrowed down to just our MLS vs the FSBO statistics that appraisers had on file and it was still accurate though the gap wasn't quite as large.

Then you didn't save anywhere near $50K unless you are bad at math.
ETA: You also had a bidding war because you listed it too cheap FYI. A Realtor would have been able to tell you this.
