I know there are many factors that can influence the process but just on the surface....

1. A home listed with a realtor or
2. A home for sale by owner listed for 5% less?

If you are in a hot area, 2. If you are not, 1.

I would guess the house #1 would have more exposure by being listed on the MLS...I'm not sure house #2 can get on the MLS ???

I don't have any scientific studies to pull from, but I've known two people in the last year who started off selling their home by owner. After a few months of just some nibbles, both went to realtors and sold their homes within weeks.

ALWAYS get the #1 real estate agent in your city to list you home if you want it to sell quickly. If you choose to use an agent you are paying the same % no matter who you use so it blows my mind why anyone would use anyone other than the #1 agent in town.

We listed ourselves and sold in a week, saved the realtor fee which would have been about 50k

been buying, selling, flipping for years, get a realtor, unless you're selling Monticello one time or something

It depends a lot on the area and the price range.

I got under contract for a new house on Thursday. My current one will be put on the market next Monday.

I went back and forth on selling myself or realtor. The new one is under construction and I didn't expect to be in this situation when I woke up Thursday morning, I hope I can add some samples to your hypothesis in a couple of weeks.

The only market where 2 sells first is an area under very heavy demand and a shortage of homes. A sellers market.

I hate the fees as much as anyone as we have multiple work related moves
