Getting ready to sell my house - now what?

I am putting it on the market in May. What are the things I need to do? I was holding off a claim to my insurance for shingle damage to the room, was going to paint some dinked up areas, going to plant some roses in the front garden, etc. What else?!?!

Make sure that front door looks good for a big first impression. Are you going to be living in the house or vacate it for shoppers?

Get rid of all your clutter. No prospective seller wants to look into a closet and see piles of crap. Box up what you don't use and get rid of it, sell it off, or donate it. Organize ALL of your storage areas neatly. You don't want people turned off by mess; you want them to like what they see.

Both of these are huge. We sold our house back in November and spent a few weeks going through every room, every closet and every pantry getting rid of stuff. We filled up 2 shopping carts at the Goodwill store with donations, filled our garbage can several times over with stuff we didn't need and couldn't donate and then rented a storage unit for the rest of the things that didn't need to be in the house when showing.

Make sure you give the walls and any moldings you have a nice cleaning or even paint touch-up as well.

When shopping for our house back in 2009 (the one we just sold), there was one instance where we opened the door, took two steps in and got a massive wave of dog smell. Even though we have a dog ourselves, we turned around and walked right out without even looking at the rest of the home.

Make sure the following is done:

1. Make sure first look curb appeal is attractive. Lots of houses on the market, so you want yours to catch their eye both on the road and on an internet search.

2. Make sure the house SMELLS clean and does not smell like smoke or animals, etc.

3. Make sure the floors and walls are immaculate or as close as you can get.

4. TAKE PROFESSIONAL PICTURES. Either hire someone or make sure you know what you're doing and have a high end camera.

5. When showing the house, turn on all the lights. Let them turn them off. A bright house does better on someone's psychology.

6. Make sure to be as flexible as possible with show times and to actually be GONE when showing the house.

7. should go without saying, but keep the HOUSE CLEAN.

8. Remove all pictures of your family or yourself. You don't want a potential homebuyer looking at your pics instead of your house.

Make a pan of fresh cookies an hour before the showing and leave them on the counter, it worked on me...great smell in the house and they were delicious

When they say they want to show the house from 12-1 they mean they will be there at 11:30 and stay until 1:30. Definitely get used to that.

Our is under contract after selling in 14 days on the market.

My big tip, is don't clutter all week then get blind sided by a showing Saturday morning and have to clean the house. Keep it clean all the time, you never know when they will want to show it.

Make beds, get rid of everything you can from counter tops, etc.

I'm paranoid, but as soon as we listed our house on the market I stored all valuables not used daily and removed all guns/locked them up.
