knowledgeable about the market including surrounding areas in multiple price points, shows me things I haven't discovered myself online (because the pictures weren't suitable and were skewing my opinion) or because they had access to it before it went on market, shows me early on that they understand my taste and wants/needs, and just follows up. you wouldn't know if a realtor could deliver this in advance, but negotiating skills is a great value and will make buyers or sellers very happy customers.
